Project costs vary depending on the property's roof structure, materials, accessibility and the work required.
The existing roof had deteriorated with age and was suffering from several leaks, including water ingress around the original box gutter. Given the condition of the roof and the extent of the problems, a complete replacement was required.
The property was originally covered with natural stone slates, which the homeowner wanted to retain for resale. This meant the existing covering needed to be carefully removed to preserve as many slates as possible.
Access was another consideration due to the size and arrangement of the property. Scaffolding with protective netting was used to provide access to the roof, with a skip arranged for the waste generated during the project.

The existing natural stone slates were carefully stripped from the roof, taking additional care to minimise breakages so the homeowner could retain them for resale.
Once the original covering had been removed, the roof was prepared with new membrane and battens before the installation of the Spanish slate covering.
The project also included constructing a new 750 mm box gutter to replace the existing arrangement, which had been one of the areas affected by leaks.

Additional work involved chimney leadwork, removing and re-bedding the existing coping stones, and completing the associated roof detailing.
New cast-iron-effect guttering was also fitted, providing a traditional-style finish to the rainwater system.
The work was carried out using scaffolding with protective netting, with a skip provided for waste removal.

The completed project features a new Spanish slate roof, replacement box gutter, chimney leadwork, re-bedded coping stones and new cast-iron-effect guttering.
The roof replacement addressed the ageing covering and the areas previously affected by water ingress, while maintaining an appearance suited to the property's period character.
The project also accommodated the homeowner's request to retain the original natural stone slates for resale.
