Fascias and soffits finish the edge of a roof, but they also perform important jobs. Fascia boards cover the rafter ends and provide a fixing point for the guttering. Soffits close the underside of the eaves, with ventilation incorporated where the roof design requires it.
Older timber boards can become difficult to maintain as paintwork breaks down and moisture reaches the wood. Once decay has taken hold, a new coat of paint will not restore the strength of the affected timber.
We replace worn or damaged roofline boards with uPVC fascias and soffits. uPVC does not rot and requires no routine painting, making it a practical choice for homeowners replacing an ageing timber roofline.
The work can also reveal deterioration in the timber behind the visible boards. Where that timber is rotten, replacing it is an important part of renewing the roofline properly.
Fascias provide fixing points for gutter brackets, so their strength matters as much as their appearance. Gutters become considerably heavier when filled with rainwater. If the timber is soft or split, the brackets may no longer hold securely, allowing the guttering to sag or pull away.
We remove deteriorated fascia boards, inspect the exposed timber and fit new uPVC boards to sound supports, replacing damaged timber where necessary. The new boards also need properly formed joints to accommodate expansion and contraction as temperatures change.
Seaton Delaval has early twentieth-century terraces along its main roads. On properties where guttering continues into the neighbouring house, renewing one fascia can change the position of its brackets relative to the adjoining section. If the two sections no longer align, the joint can leak or water can collect instead of reaching the downpipe, potentially damaging either property's roofline. The existing gutter connections, supports and outlet positions need checking before the guttering is refitted.

Soffits cover the underside of the roof overhang. On some pitched roofs, ventilation openings at the eaves allow air to circulate through the roof space. Covering these openings with solid panels can restrict airflow and contribute to condensation, leaving roof timbers vulnerable to moisture.
We replace damaged or ageing soffits with uPVC while maintaining the ventilation arrangement required by the roof. Not every roof relies on soffit ventilation, so the existing construction must be considered before new panels are fitted.
Water leaking behind guttering can damage timber at the roof edge, even when the only visible signs are peeling paint or a slightly uneven fascia. Covering deteriorated boards with new uPVC would leave the weakened timber in place.
Where rotten supporting timber is found, the affected sections can be replaced as part of the roofline renewal. This provides sound fixing points for the new fascia and the guttering it supports.
The extent of timber replacement depends on the condition of the existing roofline once the affected areas can be assessed.
Some roofline defects are obvious from the ground. Others only become clear when the boards are examined more closely.
Common warning signs include:
Soft or rotten fascia boards:
Timber that has deteriorated after repeated exposure to moisture.
Peeling paint and splitting wood:
Exposed areas where the protective finish has failed.
Loose or damaged soffit panels:
Boards that have moved, cracked or begun to break down.
Guttering pulling away from the fascia:
A possible sign that the fascia or its fixings are no longer providing sound support.
Water marks or decay around the eaves:
Evidence that moisture may be reaching the roofline materials.
These signs do not all mean a complete replacement is necessary. The condition of the boards and the timber beneath them determines the work required.
If the problem is limited to a leaking gutter joint or a damaged gutter section, that is covered by our separate guttering service.

Cover boards can improve the appearance of an older roofline, but they do not repair rotten timber underneath.
Where fascia or soffit boards are deteriorating, a full replacement allows the old material to be removed and the condition of the supporting timber to be considered before new boards are fitted.
This is particularly relevant where guttering has been leaking against timber fascias or where the underside of the eaves has been affected by moisture.
Replacing the visible boards and dealing with damaged timber together produces a more sound basis for the finished roofline. Any existing eaves ventilation also needs to be maintained in a way that suits the roof construction.
The cost depends on the length and layout of the roofline, the height of the property, access requirements and the condition of the existing boards and supporting timber.
A straightforward replacement on an accessible section of roofline is different from work involving multiple roof levels, difficult access or significant timber decay. The need to remove and refit existing guttering can also affect the scope.
